Common Questions
Many rear dormer and Velux conversions fall under permitted development, but hip-to-gable and front dormers frequently do not, and flats, listed buildings and conservation areas are excluded from permitted development altogether. Building regulations approval is required either way. We establish which applies to your property before quoting.
A straightforward rear dormer usually runs eight to twelve weeks from scaffold to completion. Hip-to-gable and L-shaped conversions take longer. Weather, structural surprises and building control inspection dates all move the finish date, and we give you a realistic programme rather than an optimistic one.
As a rule of thumb you want around 2.2 to 2.4 metres from the existing ceiling joists to the ridge before conversion. Less than that and the options narrow to lowering ceilings below or raising the roof, both of which change the cost significantly. We measure it on the first visit and tell you straight away.
